As of 1 January, a major change is coming in Italy for all property owners who rent out their apartments as short-term accommodation through platforms such as Airbnb, Booking and others. It will now not be possible to advertise a property without a CIN (Codice Identificativo Nazionale) – a unique identification code that is now mandatory for all landlords.
What is a CIN?
The CIN is a unique identifier used to record and control short-term rentals in Italy. Each property to be rented is assigned a specific code which must be indicated:
- in online listings on platforms like Airbnb and Booking,
- in contracts and other official documents relating to accommodation.
The main objective of introducing CIN is to increase transparency, regulate the market and eliminate illegal rentals.
Why is the CIN mandatory?
- Legal obligation – Without a CIN, your property will not be approved on accommodation platforms.
- Fines and penalties – Owners without an assigned CIN may face heavy fines.
- Inspection and safety – This is a way for authorities to monitor compliance with local regulations and ensure a higher standard of service.
How do I get a CIN?
- Registration with local authorities – The CIN is issued by the relevant authority in the area where your property is located.
- Provision of necessary documents – You will need:
- Proof of ownership of the property,
- Owner’s identification data,
- Information about the capacity and use of the building.
- Application for code allocation – Once you have applied, you will be allocated a CIN and can then use it for advertising and official purposes.
What to watch out for?
- The process can take some time, so it’s a good idea to start registering as soon as possible.
- The assigned code must be prominently displayed in the property advertisement.
- You must regularly check that you comply with all local rules and regulations related to short-term rentals.
The introduction of the CIN is a step towards modernising and regulating the accommodation market. Although it may seem administratively demanding, obtaining it will ensure smooth operations and protection from fines.
