As of 1 January, a major change is coming in Italy for all property owners who rent out their apartments as short-term accommodation<\/strong> through platforms such as Airbnb<\/strong>, Booking <\/strong>and others. It will now not be possible to advertise a property without a CIN (Codice Identificativo Nazionale)<\/strong> – a unique identification code that is now mandatory for all landlords. <\/p>\n\n

What is a CIN?<\/h2>\n\n

The CIN is a unique identifier used to record and control short-term rentals in Italy. Each property to be rented is assigned a specific code which must be indicated: <\/p>\n\n

  • in contracts and other official documents<\/strong> relating to accommodation.<\/li>\n<\/ul>\n\n

    The main objective of introducing CIN is to increase transparency, regulate the market<\/strong> and eliminate illegal rentals.<\/p>\n\n

    1. Legal obligation<\/strong> – Without a CIN, your property will not be approved on accommodation platforms.<\/li>\n\n\n\n

    3. Inspection and safety<\/strong> – This is a way for authorities to monitor compliance with local regulations and ensure a higher standard of service.<\/li>\n<\/ol>\n\n

      How do I get a CIN?<\/h2>\n\n

      1. Registration with local authorities<\/strong> – The CIN is issued by the relevant authority in the area where your property is located.<\/li>\n\n\n\n
      2. Provision of necessary documents<\/strong> – You will need:\n

        • Proof of ownership of the property,<\/li>\n\n\n\n
        • Owner’s identification data,<\/li>\n\n\n\n
        • Information about the capacity and use of the building.<\/li>\n<\/ul>\n<\/li>\n\n\n\n
        • Application for code allocation<\/strong> – Once you have applied, you will be allocated a CIN and can then use it for advertising and official purposes.<\/li>\n<\/ol>\n\n
